
It is exciting times here at St. James' as construction of our newly renovated building has begun and significant progress has been made. Each and every day new and wonderful activities are occurring as we renovate our Building to make it more welcoming to all who come to visit and worship.
There is also exciting news on the financial front. The Vestry has approved a firm $1,640,000 construction budget which includes all architectural and management fees, permits, construction costs and a small contingency fee. We now have $1,495,000 in committed income which includes pledges, investment income and the Ives Access Fund. Total income received through September 1, 2007 is $838,000 which shows the tremendous generosity of our Parishioners.

As of September 2007, there is a $145,000 shortfall between our projected expenses and projected income. We are hopeful that we can close some of this gap through additional pledges or increases in existing pledges. By the end of August, 18 families pledged an additional $30,000 which we truly appreciate and, now that summer is over, we hope and pray other families can step forward and help us reduce the remaining gap of $145,000
If you can, another way to help reduce this shortfall is to accelerate your existing pledge payments, as approximately one third of the gap is to pay interest on construction loans. If we continue to receive more money up front, we can reduce our borrowing needs and thus reduce the interest expense.
